Buying Real
State:
The purchase
of real state in Venezuela is relatively easy and safe. All properties must
be officially registered in the REGISTRO office of the Town Council.
The buyer and the sales agent must show their official ID, a passport or
cedula de identidad to register the document. We do recommend using the
service of a legal translator when foreigners purchase property.
Making business that involves real state requires a legal contract with a
lawyer. It is imperative to present legal ID along with “RIF” number. Once
these documents have been collected, they are taken to the notary’s office
for the official signature to proceed with the deal. When the property is
registered in the REGISTRO in the town council the legal document which
accredits full ownership will be issued at the same time and place. This is
the last step of the entire process.
If you are looking to invest in real state, we strongly recommend using the
services of a reliable, trustworthy company that handles, in a professional
manner, the process that involves the purchase of your investment.
We also recommend using common sense when buying real state in a different
country, just as you would do when purchasing in your own country.
Why buying
real state in Margarita Island?
Margarita Island is
known as “The Pearl of the Caribbean”. Here are some advantages to purchase
real state: the island is located in a hurricane-free zone, very reasonable
prices, ease of owners to buy property, a great infrastructure with major
potential for investors and a wonderful climate.
Expenses
for future home owners
Future home
owners must keep in mind there are expenses involved when closing a real
state deal, such as lawyers’ fees, notary offices fees and revenue stamps.
The cost to register the new property is 0.5% of the total value of the
property.
Taxes to pay vary between 0.1 and 0.7%. This is based on the property’s size
and location.
Law
The government
of Venezuela guarantees foreigners the same benefits and rights as
Venezuelan citizenships.
You do not require permanent residency in the country in order to purchase
real state. If you, as a foreigner, wish to remain in Venezuela for a long
period, you would need to apply for a transient visa.
For further information we recommend contacting the Venezuelan Embassy in
your country.
